Tax Prep & Bookkeeping in Gatlinburg, TN

For Gatlinburg cabin and chalet owners, including owners who live out of state, plus local families and hospitality businesses.

Cabin and chalet owners

Many Gatlinburg-area rentals are owned by people who live elsewhere and rely on a property manager or booking platforms. Good year-end records make your return faster and more accurate:

  • Year-end owner statement from your property manager, showing gross rents, management fees, and expenses paid on your behalf.
  • Platform payout reports from each booking site, plus any 1099 forms they send.
  • Nights rented and stays, so the average length of stay can be figured. It affects how the rental is treated for federal purposes.
  • Days you or your family used the cabin, which affects how expenses are divided.
  • Closing statement and improvements, such as a new deck, hot tub, or roof, for depreciation.

Tennessee items to check

  • Sales tax on short stays: rentals under 90 consecutive days are subject to state and local sales tax. Confirm who's collecting it: you, your property manager, or the platform.
  • City and county: properties inside Gatlinburg city limits can have city requirements in addition to Sevier County's. Register in the jurisdiction where the property is located.
  • Business tax: owners with $100,000 or more in taxable gross receipts in a jurisdiction register for Tennessee business tax.

Live in another state?

Tennessee doesn't tax wages, but your home state may have its own rules for income from a Tennessee rental. We prepare the federal return and can point out what to bring up with your home-state preparer.
